@Dexter Bee I'm planning on using an FHA. I'm not military, just a contractor. I haven't seen the evidence to support that $700,000 number. Because I don't have the money for a large down-payment, I will probably go with a duplex instead of a four-plex, but when I have seen four-plexes for sale they have tended more toward the $500,000 range. But maybe your realtor is looking in a different area than the ones I have seen

Ogden is definitely up and coming. They have done a lot of revamping the downtown district. That being said, like Dexter says, there are definitely rough pockets still. As a general rule the eastern side is less sketchy. I work on Hill AFB and am looking to buy a house hack in the Ogden area by the end of May.

@Account Closed Personally I’m looking for a duplex because I don’t have the down payment for a 4-plex.  Also, I live in Logan and I’m looking to buy in Ogden so I can’t just “hit the streets”. What other methods of finding an off market deal would you recommend?

I’m looking to do the exact same thing in the Ogden area and I’m running into the same issue. I’m just throwing out offers where the numbers make sense for me and we’ll see what sticks. I want to see where this thread goes though and see what else people say.

Hey man, I’m just getting started too, but from what I hear at least just listening to the podcast, it’s best to approach specific people with something specific that you can do to help them with their business. Or else ask more specific questions and then reach out to people to talk to them further outside of the forums. Basically, bring value and try to form a natural relationship. Good luck getting started!

Is it possible to get a credit back at closing to help pay for rehab costs?  For example, I agree to buy a house for 100k but we close for 120k with the expectation that the seller will give me 20k at closing.

How should I split up the profits from a deal where I bring the deal and will manage the property and my partner will bring the money? I’m hoping to do this for a 3- or 4-plex.

For my first deal I want to BRRRR a triplex in my town. It's not in incredible shape, but it is rentable already. What things should I upgrade in the house that will bring the rents and the home value up the most?
