Depends on the frequency of deals. If you're doing 10+ deals a year, it's certainly something to look into. However, if it's only 1-2, then it probably won't be a worthwhile time/money investment.

Also, a good agent can be a big asset in your real estate journey (and someone to delegate work to...)

I'm sorry that this deal didn't work out — it's the worst feeling.

I always think about it like this: if I were to observe this situation for the first time, would I put my capital into this investment? Often we can be affected by the sunk cost fallacy because we want to make the time and money "worth it," even if the more profitable and risk-mitigated decision would be to cut losses and move onto the next deal.

Hi Phil,

Indianapolis is a great market for what you're looking for. Great fundamentals, high growth potential, and low barrier to entry. Tons of 2-4 units too.

Not personally, but I've been the cross agent on a deal with a Transactly TC. She seemed competent.

By "previous owners" do you mean the owners before the current sellers or was it the sellers you're under contract with that made the addition?

I prefer a website. The interactivity of the medium allows for more concise messaging, and less scrolling through a pdf.

This is a great read. Charles, thanks for sharing your insights here. 

I like how you highlighted the importance of picking the right market and property management. Your PM will affect all aspects of your asset's performance and shouldn't be an afterthought! 

There are a few companies that scaled the property management side of the business first before taking on investor capital and becoming a fully vertically integrated multifamily syndicator. (And I'm lucky enough to work with one)

Hmm, that seems like a sticky situation Bobbi.

Have you talked to her about the possibility of you buying the asset and giving them a promotional rent (if the underwriting works)? Could be a win-win scenario.

If you can find a deal! Austin is very hot right now; market cap rates are taking a dive.

If the underwriting checks out, I would buy there in a heartbeat. Great fundamentals.
