Red flag. Have the tenets sign a leasing agreement when you take ownership. 

Workforce housing (B to A-) in markets with diversified jobs, high population growth, and good infrastructure (schools, local govt, etc).  

Trust is an essential element between an owner and a pm. I would have a candid conversation with them about your concerns a gauge their response. 

Inflationary Economic environment + housing supply shortage = continually rising rents.

Great post with several insights. Another valuable tool when vetting a Sponsor is asking for current investor referrals. Of course, they will likely refer some of their happiest investors, but it's vital to know those investors exist. 

Also, Google the Sponsor's name. A simple but important step!
