The gentleman said to make an offer, it seems I was the first person to reach out to him and he is reluctant to put it on the MLS for some reason.

What would seem like too low of an offer coming down off of $189,000 in everyones opinion?

I have heard that if the person isn't scuffing at you then you didnt go low enough, is that true?

I was taking a walk around my neighborhood where my girlfriend and I rent an apartment, i came across a for sale by owner sign outside a mid 1900s home so I called the gentlemen who owns it.

Half a double with two units both units are 2 bed 1 bath currently renting for 900 each approx and have had long term tenants 12 years+

Not certain of the square footage.

Has a one car garage in the back of the property.

Tenants have acess to washer and dryer in basement.

Asking price $189,000

Possibly motivated seller, selling because of retirement and wants to sell it this year for capital gain reasons.

this would be my first property.

@Ann Shanley thanks for asking! Well the plan requires a slight bit more capitol than I currently have in hand, giving myself some coushon (2) years to finalize some personal debt and grow reserves and do a decent amount more learning, because I plan to have some skin in the game. Could be sooner than two.

Allentown area is booming, lots of revitalization projects for the city and a lot of new housing development happening in the area. I don't really care for allentown because its not my preffered demographic, the outlying areas are more appealing. No inventory, meaning there's not alot of opportunity for deals on existing property.

Wow! There's so many problems considering the state of the 🌎 world and REI. my partner and I are getting our ball rolling and want to make our first moves within the next two years. There are a ton of variables for us, one of them being that we are looking to invest in a developing OLD city, lots of new jobs being created by huge businesses, for eg, FedEx, & Amazon. So all of the farm land is being eaten up and there's a ton of new development in the area, the old bones of the area are still here but there is seemingly NO inventory! Have investors already come to hold? Or are we just not seeing the true potential?

Allentown, PA. oprotunity is booming, and that's a fact.

Any tips on how to get in front of the wave?

For some reason when I press the update profile picture on my galaxy s10 it does nothing. Perhaps this is a computer/PC Only ability? Either way figured i would bring it up to you guys. @ someoneimportant
