Thank you for your response @Isaac Ramos, I appreciate it. Although, I'm a little confused, so can I still keep my current house that was bought with the Hero Loan, and then apply for another loan that is not from the Hero Loan Program? Or are you saying, because I already bought a house with the Hero Loan Program, that it won't allow me to buy an investment property with a non-hero loan while keeping my current house?

So my plan if it all works out:

1. Keep my current house that I bought with the Hero Loan Program

2. Rent my current house 

3. Save money to buy a duplex with a non-hero loan

4. Have two properties: One with the Hero Loan Program (My current house) and one with a non-hero loan (duplex)

If it doesn't then I'm going to sell my current property with forced appreciation and with waiting for the local housing market to rise. Then look for a duplex in Gallup, NM or ABQ.

Hi, 

This is for anyone that has any information on the New Mexico Hero Loan Program. The Hero Loan Program as I know, helps anyone who is an education or health professional with purchasing a home. I know that the state will pay your down payment, I need to put down $1000, and I need to be an educator or a health professional. 

I recently bought a house with the New Mexico Hero Loan Program, so I don't need information how to qualify. 

My question is, can I purchase an investment property (duplex) in the future while still holding on to the mortgage (Hero Loan) that I currently have on my house?

Does anyone have any advice on this subject matter?

Hi internet, 

I'm a recent homeowner with intentions of investing in real estate. I bought a fixer upper and just fixed up the interior. Next goal is to get a new roof since it needs it. My short term goals for this year are to continue being great at my job, find roommates, save money, and coach basketball. My long term goal is buy a duplex and still keep the house I have, then teach in China for a couple years. 

Overall goal is to be financially free but also be a great coach because I love coaching sports.
