Agreed with this. The best advice I have for someone doing their first flip is to start small and build up to larger renovation budgets (even an experienced contractor). There is a lot more room for something to go wrong with property that requires $150,000 reno budget vs a $75,000 budget (or less)

Hey Duane, lot of good comments in here already. I think with your track record you should explore lender options and see if you can find one that will help you scale efficiently by offering several active loans at once!

 Agree with Peter here! Try finding some local RE meetups as well as local Facebook pages to connect with some Miami investors

@John Lasher Have you considered the BRRRR strategy? We are seeing a lot of investors have success with this strategy with plans to hold the properties they are rehabbing as rentals for several years before selling. Depending on the ARV some are even able to get out all the funds they used to quickly rinse and repeat
