Forgot to mention, this home is within 10 miles of the Air Force Base in Grand Forks with an expected increase in population of around 6,000 over the next 2 years.  This will cause a large increase in both rentals and home buyers.  We are also on the East side of ND, unaffected by what oil is doing in the far West.  Let me know if you have any questions.

Chet, What is an expediter and how do I find one? What purpose do they serve? Thank you again for the input! We are currently looking into what is more cost effective and what with produce the best ROI & cash flow between apartments vs fourplexes. Any thoughts on this?
