I am meeting with a couple different banks tomorrow and one next week. Soon to be more.  I have looked into the small mortgage loan program of Fannie Mae, it looks like something that would work, if I am understanding it right. I plan to ask the banks more on that tomorrow. I have a long list of local commercial banks in the Orlando area and am about to use the shotgun approach until I find a match. If anything, Ill better my understanding of the loan process. I am looking for a loan options for multi-family properties in the 1-3.7 million dollar range. I have down payment but do not have a net worth equal to the loan, which is a requirement to most I have talked to. Any tips to alleviate this problem?

I’m not nearly as experienced as most in this platform, you might heed their advice firsts, but I would suggest finding someone who has a team already and seeing how you can add value to it. Join theirs.

Thanks for reaching out. Glad to see the Lord of the Rings humor was caught by someone. I will be in town for a couple weeks starting Monday. I would like to talk more about about what your doing with your company and my goals. When you say "small multi-family properties" what size are you referring to? I will reach out to you when I touch ground in Orlando and perhaps we can talk, or meet when it meets your schedule.

I have a very good but busy w-2 job that I enjoy and keeps me out of state most of the year. Trying to find a central Florida (Orlando Area)multi-family/apartment seems like Frodo trying to get to Mount Doom. The competition is ferocious and I have a hunch most deals are done off market, because the numbers just do not work. Making partnerships, I feel would be a route to help close on a deal and be profitable to all parties involved. Local investors who are have been in the area and know all the little secrets would be so helpful. They may have all the connections to off-market deals but lack some funding. I would like to learn how to reach out to these types. To all the community in BiggerPockets, how do/did you find partnerships and develop them? How do you market yourself and create these types of partnerships. Thanks in advance!

Medical student who was my very first tenant in my very first rental was by far my favorite. Rented for four years and never was late on payment once. Had the place furnished like a posh pent house, lots of plants in front of the unit made the whole building look nicer. He called me only once to ask if I could have the sprinkler system turned on longer because the grass was browning. So I called HOA maintenance man to fix it. I was sad to see him go!

Don’t sign the lease until you receive the funds. I tell people who are really interested on the property that I won’t hold it until I receive the money. If they truly want it, they will pay quickly as to not lose the chance of moving into the unit. The properties that I own are in a feeding frenzy though. May be different where you are.
