Hi all, I am currently trying to get my first lease agreement made for my property. I was wondering if I can use a lease from a current landlord in another county in Minnesota? I would like to do this as an investor I know is willing to provide me a copy of his residential lease that he paid an attorney to draft. I have seen this lease and compared it to a standard residential lease from the BAR and it is much more comprehensive. Is this legal, or would I be better off drafting my own off of the standard agreement with my own attorney? Or purchasing the BiggerPockets forms? Thanks for any advice!

Hi all,

I am currently under contract for a duplex and during the inspection, I had time to talk to the current tenants for a long period of time. One major concern to me was they have a dog sitter come into the property whenever the tenant's boyfriend is on a work trip. It appears that the dog sitter has his own bedroom and he conducts his own freelance recording work in that room. I will be inheriting these tenants and want to know some opinions on how to deal with this. My lease has a clause that states that "Guests are not allowed to spend more than 4 nights a month at the Premises...", but wanted to know if this applied to a dog sitter? If not, I would like to make an addition to the lease to ensure he is not residing in the property. Thanks for any opinions on how to deal with this!

I was wondering if my parent could use a VA loan to purchase a home where I go to college for me to live in? Neither of my parents would live in the property and I would rent the extra rooms out. Would this go against the terms of the loan? Thanks

Post: House hacking a duplex if lease is not up

Hi all, I live in an area where there are a lot of duplexes and am looking to purchase one to house hack. The issue I see is that all of the homes on the market have tenants in place. Does this mean that I can not do an owner-occupied loan and will need to get more creative to get a low down payment? Any suggestions?
