Thanks. I did it with H&R block for last year and didn't see what the saved number even was.

My last mortgage was a real pain to get. All this positive cash flow and I feel like I barely qualified...

With last years taxes, I was able to write off my rental income down to zero through depreciation, repairs, hoa's, taxes, insurance, etc on my rental properties.

Since I do not meet the qualifications to go to $-25,000 I was wondering if the additional money I could have written off can be passed on to next years taxes? This is common with other situations such as short term stock losses but I cannot find any specific information on this??

Hey everyone. I just discovered this forum which looks like an excellent place to meet new people, discuss ideas, and ask questions!  So far I have 3 rental properties not including my own home.  My goal is to acquire as many positive cash flow homes as I can for at least the next 10 years. I would not consider myself a full time investor since I work a full time job so for the time being I use a property management company. I've learned a lot already but I'd still consider myself a newbie. I hope to meet new people here and continue to learn as much as I can.  I'm very interested in using leverage to maximize my portfolio that I will continue to build for the next decade.
