A friend mentioned that her father passed away and had left her 3 brothers a property that she grew up on. The 3 brothers are not responsible at all and are letting the property go. They are not paying taxes on it and the property is owned free and clear.. Based off of that, the county would do what to collect on the back taxes? Would it be possible to pay each brother $1000 to sign over a quitclaim deed, pay the back taxes and then I would own the property free and clear? I am still very new at this, so I was unsure about any of this.

Based off of this information, what would happen to this property and how would you all take advantage of what seems to be a great investment opportunity? Thank you!

I'm very sorry to hear this... Those prices you pay for evictions are crazy. In KY, I pay around $100 to file (which includes fee for the Sheriff to serve them with the notice) and another $75 to my lawyer to represent us in court. So all together, it's around $175. It's usually a 3 week process to get them out. During that time, they are not paying rent, so you do have loss of rental income if you are counting that.

When your eviction fees are that high, that would totally change the game!

It seems like all of our tenants that have had Pitbulls are the same people that aren't paying rent, trashing the property or raising hell on the property. I don't understand why there is a correlation there, but it's there. I have been attacked by a tenant's (unauthorized) Pitbull. I'm a Dog lover, but personally, I don't like the aggressive breed.

@Matthew Paul It is electric. I didn't even know anything about steam baseboard heating... Sounds like something to avoid I'm guessing!

Have an inspector check it out. If they are confident that it is not an issue, then you are probably good. They do not want to open themselves to liabilities so if they think there is even a chance that there is an issue, they will tell you. However, to release any kind of liability, they will more than likely tell you to have a professional check it out regardless.

A structural engineer will be able to help with the settlement cracks. If it's an older home, you will likely see settlement cracks here and there. All my properties were built in the 70's and they all have cracks, but are structurally sound. However, don't assume its nothing obviously.

You could always do "rent to own" as well. You could get a nice, passive income from a tenant that would more than likely baby the house since it will be theirs one day. At the end of the 2-5 year term, you could make a nice profit from the sale! Oh yeah, you get a nice sized down payment too.

I am getting ready to rent out a house that has all baseboard heating. I am concerned that the tenants could put furniture too close to it and cause a fire. They have young kids too, so I'm worried they could stick their fingers in it and burn themselves. I will probably add something to the lease that they have to sign off on in regards to acknowledging the safety of the baseboard heaters. What are some safety concerns that I need to know about here? First time dealing with the baseboard heaters. Thanks!

I have been told that these Ozone gernerators can deordrize, remove mold and even kill pests. I am looking at these generators to remove smoke and pet smells. Has anyone ever used these before? Are they worth the investment? Are they safe?

There seems to be a lot of potential there! Raise those rents and then you are golden. Great work. If you are paying utilities, I'd look at getting the climate control thermostats. You may already know, but basically it keeps the thermostats working in only "reasonable temperatures". You won't have to worry about tenants turning it to 50 or 90 because it's not possible to push it above or below what you had previously set it to.
