I went back to visit back in 2022 and left Tucson in 2019. When I went back in 2022, it had grew so much. There were so many new buildings around U of A campus and also UA built a lot of new student housing too.

Hello, 

I have done some research on becoming a property manager/opening my own property management company in CA. I have always read that I will need to become a real estate agent first. But recently one of my acquittances said she has her own property management LLC without a real estate license in CA.

I was wondering if I am missing something in my research. Is it possible for me to become a property manager without a real estate license?

@Joe Bertolino I am looking for multifamily units in the Elk Grove and Davis area with good cash flow. I saw that you mention that you saw "a 4 plex that would be at $7400/mo in current market rents on a $800K purchase price. Cash flow was $3200. I am able to find $500+ per door consistently with some digging." I am interested in these properties.

@Antonio Cucciniello Thank you for the advice! I will definitely look into both cities more. 

@Tuan Tran Thank you for your advice! I haven't look into the Berkeley market, but may consider it. What do you think of the Davis college market? I haven't seen many multi-family homes in this area. My plan is to target graduate students that are more educational focused. I haven't thought of furnishing the units with bed or desk. I was thinking maybe just furnishing it with a dining table. 

I am definitely scared of the process of choosing a good tenant. But currently learning by listening to the Bigger Pockets podcast. 

@Hobie Day Thank you for the advice! I didn't think about renting to traveling nurses. Where would you market to for traveling nurses? I will wonder if it will be possible to contract with the hiring agency. I remember there was one Bigger Pocket Money episode where they will able to contract with some company for short term rentals. 

Yes, I definitely see the same trend and the house prices in the Central Valley are increasing. Congratulations on the single family and ADU! Are you looking into Stockton for your next property?
