@Peter Lohmann I appreciate the incredibly candid response. I would imagine if I was a local contractor with more work than I can handle, I probably wouldn't care much about potential future work from an investor who isn't even in the same state either. A buddy of mine that moved back to Columbus has been working as a realtor the past couple years put together a list of local contractors I can contact so that will be my first approach. I know that this forum also has members with a breadth of experience and connections and I look forward to making those connections in a new market. Thanks for the insight!

@Remington Lyman Thanks for commenting on my post. That makes complete sense. To be clear, I’m not necessarily looking for “low” labor costs per-se. I’m more so seeking contractors that are interested in working with investors for ongoing work as opposed to a working for a traditional homeowner who needs work done on their house.

@Austin Steed thanks a lot, I appreciate anything you can share with me. I’m keeping an eye in my inbox waiting for your PM. By investor friendly I’m referring to labor costs. I’ve found that contractors who mainly work primary residences tend to charge significantly higher for those one off jobs. I’m hoping to secure a contractor that is interested in ongoing work and would perhaps honor that with a slightly lower rate than what they would charge for primary residence customers who need work on their house. Hopefully my explanation makes sense.

Has anyone worked with any investor friendly contractor(s) in the Columbus, OH area that you could recommend? I plan to purchase some properties and I’d like to work with investor friendly contractor. TIA!

I appreciate the responses. I'm not originally from this area so I am still getting to know the market. My wife and I purchased our first buy and hold property in Cheverly, MD last year and it has been a great first move. My father (who lives in Boston) is a remarkable handyman and is thinking of buying a fix and flip in my county. I want to partner with him but I'm still trying to get a grasp of how to run the numbers in this market to identify good investments.

Morning BP folks! I have a question pertaining to buying property (to either flip or rent out) from Pennsylvania. I am looking to find a property that could use some rehab work but I'm hindering on going that route due to not being onsite for any contracting work that would potentially have to be done. Does anyone have experience in this matter? I know that property managers are an option but as a person working full time and this being a first time investment, is this something I should back away from or is it worth pursuing? Thanks for any input!
Russell Brazil he owns a property in Hyde Park. Currently renting out to family. I'm probably gonna settle down in the DMV so I'm trying to get my bearings down.
