Hello BP Fam! It's been a minute. 

Now looking back at this blog, I noticed all the stuff I was doing, was very- distracting. All these readings, all these talking to others about all these different ideas, sometimes doing agent stuff and sometimes doing investor stuff... Yea. I learned it was not too helpful, it would only keep me circling around instead of moving forward. 

Long story short, I got a mentor and it was definitely pricey, but I think it was definitely worth it. We met once a week for 2 months. And I realize the importance of focusing on ONE STRATEGY and using the path of least resistance. Because at first, it doesn't matter what the internet or other people telling you to do. What matters is to find out what you feel comfortable of doing. So you could at least get started with that without feeling such a dread. 

I didn't know which strategy would work for me, but I know what I hated doing- Cold calling. And one advantage I have is the access to the MLS. So my mentor suggested me to get into wholesaling via the agent route (path of least resistant). And focus on that one strategy, until I get my feet wet, until I can do it well.

The reasons why people (ME) gets into these analysis paralysis is because we focus on way too many different strategies, and lack of consistency in that one we're comfortable in doing. It took me 1 month into the mentorship for this to click in my head, I wish it would've clicked a little earlier... 

Even though we didn't reached our goal of getting 1 wholesale deal under the belt during this time, but I've gained so much confident by going through the motion of analyze deals, doing comps, submitting offers, talking to other agents on their listing, talking to contractors... Now it's just the matter of consistency and time. ( Huuuge shoutout to my mentor Stacey!) 

I think if I could go back in time, instead of joining Pace's subto community, I would get started in this mentorship instead.

Hello BBP fam, It's been a minute since I last posted. But. My real estate agent career have finally make some improvements! I connected with an agent in EXP that needs help with open houses and admin stuff, so I helped him with a leasehold listing this past week. And it was sold after being on the market for 1 day! Which is crazy for me. I think I learned a lot through this experience, the key thing is, you will learn the most while you're doing it. All my learning from youtube university and reading books are good, but not as efficient as if I just go ahead and do some deals. With that being said. I think I definitely have a mind switch turned on. Being an agent you would actually need to do a lot of miscellaneous kind of things, on the road 24/7... 

Having a set schedule definitely helps, and organization is definitely another big thing. I'm slowly getting better at it for sure. 

In terms of the investor side of things, I think I'm ready to start making some offers to do some wholesale deals. But it might be tricky with my license status... We'll see... Thinking about creating an LLC and do all the investor side of things under that. Just need to disclose my agent status.

I'm definitely glad that this is FINALLY moving forward!

Hello BP fam, little update!

- Cold calling is HARD, very HARD. It's more like the thought about it that's making it hard... so, I've again, seeking for different routes...

- Last week was a productive week, had a very good/consistent schedule and I've attended a bunch of meetings and talked to a bunch of people. Getting into circles! Having conversations! I've even found many potential partnerships that's very willingly to work with me once I find a property with numbers that make sense (Investor route). Got connected with a local architect firm that's willing to take me on and teach me stuff about the industry! Which was VERY helpful and I'll be forever grateful for this opportunity. 

-This week, the consistently on my schedule has gone down hill, it's already Thursday feel like time is slipping out of my hands... but my schedule's been messed up from the weekend and I really really need to do better with that.

- Been trying to work out this thing called the Astroblaster? it's basically a software that reaches out to agents asking if they have any off market deals, which is also more on the investor side of things. Meet this awesome guy -Javier through one of the groups, he's also in Pace Morby's subto group too. So he's taking me under his belt in this process (GREATFUL!).

 This is the job. Power through. Get it done. Start with a goal of 5 conversations per day. Stop then you get there. Then bump it up to 10. Then 20. Just have conversations. Then you can work on improving them. You're looking for people to help, 99% of people don't need it and that's ok, move onto the next one. On the plus side, once you have more experience and have a system in place you can hire an ISA to help with the initial calls so you can only talk to the 1-2 hand raisers you can find every day.


Yes, thats exactly what my partner told me, and I understand it's a game of numbers, but you just get one of those days where you're questioning your life decisions hahaha

I've been cold calling for the past 2 weeks... slowly. I am feeling a little discouraged by it. I thought I was calling a lot but it turns out I've only probably called like. 50 people lol... I know the conversion rate is usually 2-3%, which means I would have to call 100 people to maybe get 2 listings. I start to feel like my list's pain point is not strong enough. I started to re-think about the different strategies for the past few days, and tried to convince myself to finish calling my list before switching. But as I'm literally staring at my list for the past 30mins, and only made 1 phone call, I'm starting to feel like maybe not???

Damn, this is hard :)

So, Day 2 of cold calling I guess. Today I met with Tim, he is my mentor/partner, he was my old office manager in MA, and he was the one who convinced me to get licensed in Both states. He's been literally holding my hand through this process. Huge shoutout to him! 

We had a zoom call, and he showed me how he did the cold calling. Did some calls together, all his phone calls are so smooth and casual. Whereas mine sounded so scripted lol. But this is definitely a skill I can work on. So instead of calling out of impulse- like I did before. I ran through the address on MLS, Zillow and google maps before calling, so I have an idea of what I'm dealing with. But all of my calls went to voicemail today (idk if it's a good thing or bad thing). I noticed for the first couple phone calls, I was definitely dragging it, I didn't want to do it. I'm beginning to feel more comfortable after the first couple calls, which was great. But having Tim guiding me along the way definitely makes me feel a lot better!

Holy damn, how is it mid feb already. The thing about time is crazy, it would slip away from your finger tips if you don't keep track of it... (like me... LOL). For the past couple weeks, I noticed I've been doing the same thing, getting distracted by different things in life instead of making time to do the actual calling. 

OK, but long story short for the RE update. I am now officially affiliated as an agent in both HI and MA. I have re-connected with someone I knew from MA and they happened to be an agent under EXP, and they encouraged me to hang my license up in MA too, so I did.

However, the main thing is, I finally picked up the phone and started calling my list TODAY. I'm surprised how many people actually picked up their phone, and how many people can be an a**holes... and cold calling SUCKS!!!! It was my first day calling, and it's definitely an uncomfortable feeling. It is simple but not easy, glad I make the first step, even tho it was out of impulse (sometimes we just gotta do it out of impulses) and it was only for 20mins. Out of like the 5 people that actually answered, 3 were not interested and the 2 were a**holes (rolling my eyes*). And I need to do better at striking a convo, instead of letting the other person (the a**holes) control the flow of it!

Ok, this last 2 weeks didn't go as expected at all... (Typical! LOL) that week just flew by, too busy trying to buy gifts for this Christmas party at my friends house, and too many last min change of plans... But the party was great, I've only moved to Hawaii for 1.5 years, so all these friends of friends groups taking me in, welcoming me as their old time friends really means a lot to me. 

But I've also had something going on in my personal life that have brought me down a couple of days after Christmas... and That's also when I basically made a decision of cutting down my usual social events and fully focus on RE for now. But Ironically I booked a flight to Arizona to visit one of my old time friends in mid Jan for a couple of days, I feel like it was kind of needed to get my mind off of things. And then, my car is giving me issue... Money is getting tight, thinking about getting a personal loan to buy me some time. 

Well! About school, I've come to a conclusion that UH Manoa's architecture graduate program (yes I'm calling them out) is kind of inefficient in helping out students with their needs. So I started looking into other schools. And funny enough, Arizona state apparently have the highest ranked online Master Arch program, and they have a concentration in focusing on sustainable development concepts, which seem to align with my interest so I will be looking into that. 

Business things. So, I finally finished most of the onboarding stuff with Exp, getting familiar with all the websites etc. But I still need to figure out a way to get my access to the MLS. And I am half way through the 2 books I mentioned! Yeyyyy! Anddd, I upgraded my phone for free! through Tmobile, and added a local (808) number for my business line! Yeyyyy!!!!

For the past couple of days, I've been listening to a lot of podcasts, and doing my research on BP (yes, analysis again). Trying to decide what platform I would like to use, there's just so much. And trying to set up my SOP (standard operation procedure) for me. I will give you guys a update once I figure that out. 

Idk what it is, but I'm starting to normalize new years and other holidays as just a new week in the life lol. No new year resolution this time, but I will have a todo list instead. 2023 was not how I wanted it to be, now that my back is kind of back against the wall (money running low) I hope I can finally get myself into the action mode this year.

Happy Monday 12/18/23

I would say I had a pretty productive start. Had a meeting with my mentor from the team, basic convo, getting to know each other... just to find out he's a new agent as well! only joined in September, only 3 months. So I would say this would be more of a mutual supporting relationship rather than mentorship, but I can always reach out to the team for help. 

Then, I checked in with one of the guys I connected through Facebook, which was starting and was very hyped up about wholesaling in TX. But he had just told me he just got a new job...

In my opinion Jobs during real estate can be dangerous lol, because you can easily get side tracked from real estate and let the w2 job take over. I had thoughts about getting jobs but had no luck in landing in one that matches with my criteria, which I think is a good thing in terms of my RE journey. 


Then, I did the Webnar David Greene hosted, for the 90 day challenge. Which was nothing I didn't already know. But he made it sound so easy and do-able, like, Am I just really overthinking all of this?? (I probably am), but this webnar almost had an affect of a motivational speech on me haha

the 90 day challenge seems do-able, but I do want to get some of these other stuff situated before fully getting into it. (I know I know, the "BUTsss"... BUT! that's why I am doing this forum to keep me accounted for my actions)

So... for this week, I think I will put more effort into finishing the two books, "asking questions the Sandler way, and "Prospect the Sandler way", finish all the onboard materials for Exp, attend the team meeting, set up social medias, watch the videos I marked up on the "subto" training vault

So, I've officially on boarded with Exp here in HI, I didn't expect the signing up and all that other on boarding stuff can take so long to do! But, I also just got an email saying that my License in MA is still active?? for some reason, I thought it expires 2 years on your birthday, which it should expired last month Nov.2023. And I never renewed it. But now they are saying it will expire Nov.2025 instead. It is weird, I should get that double checked. And if that's really the case, I would be licensed in 2 states, thought about looking into virtual real estate agent? But I would have the access to the MA MLS also, that can be helpful in terms of wholesaling.

I also called a house that's in my neighborhood with a for sale sign, didn't pick up the first time around noon, and I shoot her a text, didn't response. Then I called again around 3pm, this lady picked up and said "the house is already sold honey". Then It was awkward cuz I wanted to ask if she has any other properties or need any help looking for a house. But I froze and said thank you bye... Oops 

I feel like there's so much to do, but once I get lazy and lays down, there goes my whole day scrolling on tiktok lol... We'll work on that next week!
