It's for investment purpose, not for primary residence.

If the seller is very motivated to sell, they could accept 4-5% interest easily. But most of them does not want to 100% finance. In that case,
40-50% seller finance
50-60% finance

For investors, there are two merits
1) seller finance portion is at lower interest rate than another portion from the lender
2) maximize leverage

I own one rental property and just started managing it last month.
I wanted to ask professional investors how to step up to owning 10+ unit apartments from owning 2-4 unit apartments.
When taking loan with commercial lenders to purchase 5+ unit apartment building, do they require enough experiences in rental business?

Hi

Does anyone give me a professional advice on seller financing?

As you know, recent interest rate has been increasing. 
This increase killed my deal so many times. 

Do lenders generally NOT allow a borrower to bring a down payment by using seller financing?

e.g. I purchase a property at $300K

1. Seller accepts seller finance for 40% of the price.
2. I will put a 10% down.

Do you think there is a lender who would be able to fund another 50%.

Hi,

My name is Leo in Illinois. I'm a newbie of real estate business. Does someone recommend a 504 loan to an entry level of investor to purchase a real estate? I formed a LLC last year and it does not produce any profit yet. Should I apply for SBA loan after making a profit?

It will only increase your costs. People get scared they will get sued and lose everything, can you name a situation where this can occur?

Do you think even if it happened someone will want a mortgage property with little equity?

Keep it in your name and save your $

Hi,

I am doing a direct mail to property owners. When they call/email me the very first time, how should I introduce me to them for wholesale deal?
"I'm a wholesaler" "I'm an investor" "I'm a just buying a property". what is the best to describe me to the property owners?

Hi, 

My name is Leo and I get the very first deal under contract and I will move out the current residence to the new property. I will rent out the current residence and I still owe a mortgage on the property. Generally, does the lender call a due on sale if I transfer the title from my name into my LLC?

When I put an earnest money and then find an investor-buyer, will the earnest money I put be refund to me when the deal get closed?
