oh i see. how would i know if a market is a renters market and not a rehab market. is it based on whether its an area of poverty or wealthy

the property (82 oriole street rochester ny) i got an arv of about 130,000 but an investor told me the arv is way lower than that.

i dont really understand why he said that and im using propstream.

can anybody agree that this arv is 130,000

looking for a photographer in the toledo ohio area for photos that wont charge an arm and leg

also what is usually the average cost to have someone take photos because the people i asked said 100-150.

should i put somewhere on the contract committing to buy the property "as is" because everytime i ask a little more about the condition they say im selling the property as is right? just as an example 

i have provided the contract i use but not really sure if i should as is, because #8 in the contract kind of goes against the as is conditionhttps://www.biggerpockets.com/forums/93-wholesaling/topics/new#

arv is 60k and the person will sell it for 10k my assignment is 10k so i will sell it for 20k and it needs a reno so the investor will spend 15-20k with a total of 35-40k spent just to make 20k for the investor/cash buyer. 

so looking from the investors perspective it really doesnt make sense since these are really small numbers

i understand that the most common wholesale arv target range is 150-300k

so to summarize is this even worth it to wholesale or would it be hard to find a cash buyer?????????????????????????????????

im using batchskiptracing and i wanted to know if anyone has had any luck with skiptracing without names and how worse it is without the names because i only have the property address

i know both of these are reliable but i wanted to know which one is more accurate because they have similar prices
