is 60k arv even worth it for a wholesale deal (OHIO MARKET)

arv is 60k and the person will sell it for 10k my assignment is 10k so i will sell it for 20k and it needs a reno so the investor will spend 15-20k with a total of 35-40k spent just to make 20k for the investor/cash buyer. 

so looking from the investors perspective it really doesnt make sense since these are really small numbers

i understand that the most common wholesale arv target range is 150-300k

so to summarize is this even worth it to wholesale or would it be hard to find a cash buyer?????????????????????????????????
