Buy and hold is a good option right now for those who have cash. If you’re able to buy a deal that cash flows even a little bit, you can improve that cash flow in a few years after you refi.

I’m personally still having success with flips, and know of friends who are also having that.

Looking for some insight from Section 8 landlords that have operated in New Jersey! My wife and I have operated traditional single family rentals, and are looking to add some NJ Section 8 units to our portfolio.

If you have any insight into the actual process of renting out units and collecting rent for a New Jersey based Section 8 unit, I’d love to chat!

Purchase price: $240,000
Cash invested: $40,000

This property is a 1200 SF 4B/1BA BRRRR that we fixed up and are looking to pull equity out of, and put a renter into. Similar to the last house, this property had good bones upon arrival and just needed some work. Renovations included opening up the kitchen to accommodate a larger layout, some structural work in opening up a wall, all new floors, paint, all new bathroom, and the remaining usual items.

Purchase price: $170,000
Cash invested: $40,000
Sale price: $312,000

This was our first property, which turned out to be a BRRRR / House hack in a college town. The property was a short sale, which is why we were able to pick it up at a discount. Did the majority of the work ourselves, contacting professional trades when necessary. House had really good bones and was in a desirable area, so that helped a lot. Ended up selling it in 2020 because the market was getting hot, and we wanted to relocate to be closer to family.
