Mike, Dan, thank you.  I am out of state for Florida, and even though I may regret this decision, I chose to turn it down.  Mainly for peace of mind.  I loved the neighborhood though.

Any recommendations from Orlando-area locals re. Sanford?  I am looking to buy a clean 3/2 home in a neighborhood that looks good. But I am a bit put off by the crime stats in the rest of the town.  The house is on the county side, in the Celery/Daffodil area. Any feedback and advice re. buying and renting hehe are welcome.

I live in California, and I have some properties in FL.  Also looking into other states (mainly GA and SC).  I have not researched it yet, but does anyone have advice on what I can expect tax-wise?  Will California charge me for the rental income from other states?

Ned, thank you.  Of course, your answer makes me think of more questions :)

1. Is there a limit of the property value or any other circumstances that should make me select an LLC over just the insurance?

2. Are there ways of transferring bank-financed properties into an LLC that will not cause issues with the bank?

I wonder if there are convincing reasons for setting up an LLC. I understand that it may be pierceable in case of a suit. Plus, if I need to finance through a bank, the bank may call the loan if it discovers that the property has been moved to an LLC. What advantages does an LLC provide compared to an umbrella insurance?

My first post...  Any thoughts on the condition of the rental properties' market in Augusta? I find it very appealing from many standpoints, but I am surprised at the average length of time properties stay on the market before they are sold. Can this be a sign of saturation?
