Ditto about the savings.  The realtor handling their case for the bank says they keep up the place well and with improvements.  They do check out on FB...

For those who screen tenants on their own: does any of this feel like a trap?

- A prospective tenant replies via CL to my ad of a house.

- Says they (herself + husband of many years) are packing a car to move from a bank-owned house out of state and need a house to rent in my town.  The story is that they have been renters for 10 years, the landlord dies in debt, the bank is taking the place and relocating them, the tenants.  They chose my town because of its proximity to an ill friend.  They claim both to be self-employed in personal assistant/mechanic kind of work.

- They offer friends' and family's phone numbers as references; of course, only the best character references.

- Here: They say they can prepay 6-7 months rent.

So far, sounds like a messy but possible story.  No requests yet of my bank, paypal, etc. information, but they insist on the urgency of their situation.

Anything here looking like a pattern to avoid?

I should add that there are no realtors involved - everything is being handled by a law firm hired by the seller.

I am making an offer on a property in Florida.  The home is being sold by the owner, the owner/seller retained a law firm to write the offer.  I am more used to working through a realtor.  A few queries:

- What's the best service to have the offer reviewed?

- The seller/owner's counsel (who wrote the offer contract) is also their designated escrow agent.  Is this a conflict of interest?

- I am making a cash offer.  I do not know if the owner/seller has any balance to repay to a bank.  Should I be looking closer into their situation?

- Any other scenarios I should be concerned about as far as the title search, etc.?

I have a question for people who have more experience with wholesaling than I do.  I have several buy-fix-hold-for-rent properties, but all purchased through the regular process.  I am now following a wholesaler's mailing list and occasionally see properties that I would be interested in.  However, I dislike the idea of handing over a check on the spot.  I mean, I am not in the habit of giving my money to a guy from the street. :)

Question: can anyone recommend a way of checking out the wholesaler's background?  Should the check be deposited to an escrow account, and what are the technicalities of doing that.

I recently finished a small cash deal and received my closing documents including the HUD statement and the warranty deed. I am talking to a property manager and a utilities company, and both want to see the HUD document. I understand that this may be a way for them to be certain that the house belongs to me.

However, this made me think of the question: what should not be shared? The warranty deed is a public document, so I am guessing it is ok. The HUD statement contains information about me and all the financial of the transaction, and I don't feel certain about sharing it.

Any advice?

- What should and should not be shared? HUD statement, warranty deed, anything else?

- What other types of proof do you use with 3rd parties for ownership verification purposes?
