Same exact plan I’m doing on some land I just purchased haha. The only thing I’m noticing is not to buy pre-built container homes as they’re not affordable options at all and it would be cheaper to just buy a prefab traditional home.

I wouldn’t purchase any vacation rental if it only earned 150.00 per night at a 325k purchase price, you should be earning closer to $300+ per night at that price. 

Every place isn’t ideal for vacation rentals, typically I only buy vacation rentals that break even at a 30% occupancy rate. I suggest taking a look at airdna.co and seeing what numbers you get from that area, it’s possible you’re undervaluing the region.

i use to live in ocean shores so went through tacoma pretty frequently, my opinion is you would have high vacancy rates, but maybe being near the uni you might get parents and students visiting ect ect... i would look on airbnb,vrbo and homeaway and see what listings look like in the area in terms of totals reviews and calendars, also consider buying a couple zipcode analysis from airdna.co

This doesn't sound like a deal at all, for the amount invested you should be able to find far bigger returns elsewhere. That's just my own experience in STR's

Companion units are describing mother in law quarters, accessory unit or guest house, those are allowed to still be an STR. So hypothetically you could live in your main house and still rent out your accessory house that you have on the same lot as an STR... or if you live in a duplex for example you could rent out a side.

San diego I guess tried to find a middle ground when it came to accessory units being used as an STR, but frnakly san diegos laws are pretty damn harsh towards strs in general, about as bad as NYC

been listing multiple of my properties through airbnb,vrbo and homeaway for over 12 years. Vegas is an interesting spot, I hear they’re cracking down on strs through regulation so just something to watch out for. Good evening folks, I'm in contract to purchase a vacant plot of land and I'm wondering what loan options have worked for others as a good option to fund the building project, I'm looking to get around 100k if available, I've heard of construction loans, I could also consider doing a heloc to fund it. But I'm just curious if there are better options out there for loan options to build on vacant land.
