Hi Matt. I agree with other comments. A couple of things you might want to check are the type of your loan (to see if there's any restriction on renting the house out), HOA if applicable, and your local short term rental ordinances. Based on your information here, I'm assuming you live in Denver, and it looks like hosts are required to obtain a STR permit from the city to rent the house for 1-29 days. Good luck!

Post: ADU (Converted Garage) Noise Solutions?

Hello!

I was wondering if anyone could give me a few pointers on how to resolve a noise issue we are having.

Background

We bought a house with an attached ADU (converted garage, now a studio apartment) in Joshua Tree, CA and are in the process of flipping them to use as 2 vacation rentals. We recently started renting out the studio/converted garage side. It's going well so far!

Issue

When people are talking in the studio, that can be heard in the main house.  This will be a problem once we are done renovating the main house and start renting both units (the main house and the studio) separately to 2 groups...

Layout

The studio/converted garage is connected to the main house via 2 doors.  There is a tiny space in between, which has a water heater.  So, it look like this.

STUDIO | WATER HEATER | MAIN HOUSE (Dining Room)

Question

Is there anything we can do to resolve this sound/noise problem?

Can we have sound proof materials installed in the tiny space between the studio and main house to reduce the noise level?

What type of materials should we use?

If there's no good solution, we are thinking we might need to treat them as one unit and rent out the entire space, but if possible, we would like to avoid it.

If you know of a good solution, can you please share?  Thank you so much!

My name is Yuko, and I live in Southern California.  I'm a new investor and so excited to be here and learning a lot about real estate from the community!

Here is a little bit of my background in real estate -

  • House #1: I purchased my first house (townhouse) here in OC using FHA.
  • House #2: Last year, I purchased my first investment property through a turnkey company in Georgia.
  • House #3: Planning to purchase 1 property (investment property #2) this year.

I'm interested in both single family and small multifamily, buy and hold, out of state or in my area if I can find a good deal.  I'm also interested in short term rentals.  Too many interests?  Maybe.... :)

Thank you so much for reading, and looking forward to connecting with you!

 Welcome to the site Yuko.

 Thank you, James!

Hi Andre!  Unfortunately, no.  I'm not happy with the company and would not recommend to others.  But, the house is rented with positive cash flow (about $230 a month).  So, I think it's not too bad for the first rental property :)
