I’m going to tell y’all a little about what I’ve been doing and I’m looking for answers on how I can grow and what people I should talk to that could help me grow. I purchased two properties that have over 100k in equity and I want to buy another house but I don’t want to make the next moves because I feel like I’m doing something wrong. I don’t have a Cpa that can help me understand what I can write off on taxes and I’ve talked to a few cpa and they don’t seem to care much what I’m doing so I’m I’ve been doing the best that I can solo. The house I own is rented out and has had some problems but I’ve taken care of issues from my own pockets. I think I do a really good job saving money and using that money for repairs but I know investors write things off on repairs but how much can you write off and if your plan is to write off repairs do y’all use a business credit card to hold the debt and then have the write offs pay the credit card back? I’m not afraid to make risk but I want to understand how investors operate. I know I could use a mentor but I don’t know any and I work a w2 which makes it difficult to meet people. I hope I made any since in this and I’m not going to give this up I’m determined to be like you investors out their.

I’ve talked to these guys and it sounds good but Im not getting enough info on how they build a team around you and get your tax down to zero. They want you to buy in without really explaining how some of their processes work. Has anyone used this and can you explain your experience with them?

Hello, I got a notice from my HOA that their is a area in the front lawn with dead grass and it needs to be replaced. I've had that property for 6 years now and that same spot has always had that issue. They've never seem to care until recently. I can patch it up but it's in a spot that doesn't get sun and the grass dies. I've never replaced grass but I have an idea on what to do I'm curious what other landlords do in this situation. Do you replace your self or pay someone to replace it? Any advice helps thank you.

@Polly Peterson I’m not worried of paying the rent I’m more worried about getting my money back if I agree to help. I get it a lot of people losing their jobs and I’m fortunate enough to still have my job and they are still paying us like normal. I wanna help but I don’t want to get screwed over.

@Jack V. Ospina thanks brother I appreciate the advice. I’m still new to being a land lord. Let’s say I agree to pay half, should I see a lawyer or something to have something official stated they will pay me back? What is considered official. writing on paper and then having them sign saying they will pay me back.

I have renters that are affected by the virus and they are not working. What are landlords trying to do to pay the mortgage if renters can’t pay.

I thought of seeing if they can pay at least half then I would pay the other half but I have no guaranteed they can pay me back when things get better. Any advice would be helpful.
