Hi Travis, if your goal is MTR to traveling nurses and other business professionals, be careful with using AirDNA numbers since their data collected can be from vacation stays. STR's can charge a significant rate when a SFR is large and can accommodate for large amount of people whereas STR tenants prefer privacy and usually travel individually or in pairs so 2 bedroom properties work really well for them. Just my 2 cents, hope this helps.

Congrats on the househacking purchase! My two cents on MTRs - it's VERY location dependent. If you're close to major hospitals such as St. Agnes, Kaiser (which I'm not sure if they have travel nurses...), Valley Children's, you're set, otherwise you might have better luck with STR.

Hi Xiao, as a real estate agent, it would be illegal & unethical to tell you what I think is a safe area or not. Plus, what is safe to me might not mean the same to you. I suggest you find the criteria for "safe" yourself or for your prospective tenants.

Hi Xiao, you can always put more down to make it cash flow if that's all you're looking for. Otherwise, I encourage you to look for something that other people don't want to deal with. For example, an older home that is well built (structure wise) but needs a complete upgrade (interior remodel), and use the BRRR strategy. Remodeling definitely has its own challenges especially if you don't live in the area. The areas you mentioned have opportunities, I also like zip codes 93710, 93728, 93704 as there are a lot of homes in the price range you mentioned.

That's a good question. I educate owners on the screening process and my expertise, then I expect them to trust me to do the job well. I do not involve them in every application or the approval process because that is time-consuming, the Landlord doesn't have my skills and is unlikely to add anything to the process, and we run the risk of Fair Housing violations.


 Thank you for the insight! I think most experienced landlords might prefer this way, and newer landlords might want to try self-manage for the sake of being in control.

Good point to not disclose. Other posts have good reasons to have landlord make final approval. Question about what you do - how does a landlord know you're the best PM if you don't share with a landlord how you screen a tenant or how you set the rent payment?
