see if you can make an agreement with current owner to bring the mtg up to current as well as buying him out latter to save his credit it sounds like a good investment theres plenty of equity he should just refi it insted of haveing it forclosed on !

If you file a chapter 13 you will get to keep your home in some states depending on there laws and they will lower your payment on the chapter 13

The appraiser cant give a value based on the condition the comparable sales for the area dont support that property !
