There are services out there that provide qualified distressed seller leads, but ultimately cold calling homeowners is going to give you the best bang for your buck.

If you can lock it up at a good enough price, most savvy investors won't mind having a tenant in there.

We've used VA's from Upwork to handle our cold calling for us.

It works pretty well for managing them as well, as while they're tracking their time, the Upwork app screenshares what they're doing and checks for inactivity.

This is called "wholetailing" and yes you can, but generally you'll need to come up with a downpayment and they only lend up to a certain percent of the ARV (differs by lender).

So just to clarify, it needs no repairs? Meaning it's completely market ready?

Also, what do you mean he'd be selling it at a $136k loss?

What's his motivation for selling? If it's just to maximize his profits, this is likely not a wholesale deal (no distress).

Paying for a course/mentor isn't a popular stance here on BP, after all, everything you need to get started, you can find out on your own for free.

If you have more money than time, go the paid course route.

On the other hand, everything you need to get started is on here (and Youtube) for free!

That's a little scary...have you tried calling them?

If that fails too, it might be time to contact your bank.

We've used SlyBroadcast (at great success) for RVM, and some of our investor partners use TextSherpa.

I'd recommend starting cheap with RVM, then maybe try TextSherpa.

You really want to go with cheap marketing => expensive marketing

It's great to research saving deals, but just make sure you're not dwelling on them, because there are other distressed sellers out there waiting for you to help them, that you can actually make $$ on :)
