@Marco Santarelli I'm very interested in this program and your company but my question is what property management companies are you working with in these various states. (I'm very interested in Kansas) .Am I able to fly out and see the operation and city, talk with the personel about how they handle rent, tenant placement, maintenance issues and other various property management task?

I have been to the Tax lien meet up Last December. It was a light turn out possibly because of the holidays. The meeting location is at a Panera Bread so its hard to be comfortable and discuss topics with families and crying babies . With that said Michael/Greg another  meet up  or joining the two groups would be nice. Im sure Russell Brazill and Andrew Michael  would attend also.

Welcome to BP Dennis Im also in the Frederick area along with plenty others. I agree with Michael there is a lack of deals. A lot of people are looking for "REAL" wholesalers to work with because of time constraints but there are none to be found in Frederick, MD. Thats my opinion.

Hey welcome @Benedict, I live in the Frederick area also. Cash flow is not huge  here if you ask around, 1.3% at best believe . What everyone else had said about Hagerstown is correct. It's about the the level of risk your willing to take on it seems .I'm deciding myself also.

I also have been speaking to real estate companies and they do not like the term "investor"  I have been told by my mentor( a long and foster  broker) to keep that to myself but still invest. You'll gain the 3% commission when you buy and if you can find private money you can skip wholesaling and hold the property maybe even flip.

I'm also from Frederick. And have been stuck also. To me it boils down to two things find a good deal with good listing services auctions wholesalers excetera and then you need to analyze everything that sticks out to you. After that find one that makes good sense numbers wise anger pull the trigger. You have to analyze lots of deals to find 1 deal. Also looking out of your target area sometimes might help.
