Hello fellow forum members!

I'm in need of some guidance and open to any suggestions you might have. I own a fourplex and I'm looking on installing a security system.

I read that I need WIFI if I want to be able to control it remotely from my phone. (I want to be able to see my cameras when I'm out of town). 

Is there any suggestions on WIFI providers for landlords to use specifically for a security system. (I will not be providing a share network for the tenants).

I'd appreciate any advice, recommendations, or insights you can offer regarding security system options, installation, and any other relevant tips. Please share your expertise to help me make the right choices.

Hello everyone, 

I'm an agent representing the buying side of my client. Is a house from an auction website called Hubzu. We won the action, a purchase and sale agreement was signed and the buyer decided to choose a local title company the brokerage I work with is more familiar with. Instead of the remote title agency the seller picked. 

The title agency started the process, my buyer send his earnest money and the title sent a depository escrow agreement to be signed by all parties. 

The listing agent as well as the closing coordinator from the seller's side replied with "We are sorry but seller will not sign any Depository agreement." as well as the closing coordinator stated that "I have worked with many many sellers, and no one had to sign any depository agreement."

I believe a depository escrow agreement is a requirement because both parties have to mutually agree. 

If anyone has encountered a similar situation or has a solution for this, it would be very much appreciated.

Thank you @Bruce Lynn & @Robert Carmody for your helpful insights! The money order method was how it works with the specific brokerage I'm working with. This was actually my first close so I'm just thankful for all answers I've been getting so far.

Hello, my name is Yoshua. I'm having a challenge here and hope to get some answers. I have a client buyer who is looking to rent(lease) from a private Lessor(landlord). Not in the MLS. My buyer clients agree to pay my commission. But my concern is about how it would work because the money has to go through the brokerage before it gets to me as an agent. Would cash hander directly to my manager, or money order, or wire? Let's just say that cash is the main funding source. How could we make this work?

Here is a challenge I'm having and hopefully someone might have an idea or answer.

I have a family as a client looking to rent a house or apartment. 4BE/2BA. But they don't have any credit history at all. They currently are at a home that has concerning levels of led and minors with them. Any solution to this problem?!

Hello everyone. I want to get the opinion of other agents on this question. 

If I have clients looking for a rental, and they're are only a couple in the MLS, but there are other rentals that are managed by management companies that don't seem to pay any Cooperating compensation to agents for bringing a buyer. I'm I legally obligated to disclose those properties as options?

What do you do if let's say your buyer client dislikes the house and you decide to not waste any more time but the second showing is not until later or until the next hour?
