I'm interested in knowing how many investors here in the forum are successful in buying their properties for 70% of the ARV? How realistic is this? Would love to see a vote of some sort and hear stories or advice. Thanks!

I am trying to analyze a deal in Hollywood, FL and wanted to figure into my spreadsheet the yearly taxes. I did some research and I see that there is not only "property taxes" but also "tangible personal property tax" in Miami. What's the difference and what is the rate on each? From the research I did I see a property tax rate of 1.27%. Are there any other taxes that I need to add in or consider? Does anyone know of a good website that calculates this out? Thanks for the help!

So I can start working prior to getting the permit and obtain the permit at a later time or during the renovation? I don't want to get delayed every time I want to start fixing up my properties. 

Also is there a basic cost for obtaining the permit or is it per project?

Have you gone through the process of obtaining a permit? How hard is it? How long does it take? What can the consequences be if I make the 2 bdrm into a 3 bdrm without a permit?

I have a deal on an apartment in Miami that is 1937sqf. It is currently a 2 bedroom. I want to make it into a 4 bedroom. Do I need to obtain a permit? What does the laws and regulations say about adding additional rooms? Thanks!.
