I am wondering whether I should finish the basement; I can do it very cheaply myself, but the cost of adding an egress window is worrying me.

1. If I do most of the work myself, how much should adding an egress cost?

2. by finishing the basement, I will have more sqft. Are they valued the same way as above-grade space? Is there a rule-of-thumb discount for the value of this extra space?

Certain states, such as Alabama, Alaska, Iowa, and Kansas, don't permit realtors to provide rebates, but they do allow for "purchase incentives". (see here https://arec.alabama.gov/arec/pages/media/publicat...)

Since I don't have a buyer's agent, I thought I'd offer the Seller's agent dual-representation in exchange for realtor's credit for 2% (if she doesn't agree, I will hire a realtor, so her commission will only be 3%, instead of 4%). Is it possible/practiced in the state of Alabama (or those other non-rebate states?
