You can rapidly depreciate all the major items - roof, carpet, etc.. upfront

Cost segs can be great for all types of properties, not just residential.

You can rapidly depreciate some items, usually totaling between 15-30% of the tax basis, but of the two examples you used, one is wrong. The ROOF is not one of those items.

Roofs are structural and will depreciate on a 27.5 year basis.

Todd you may have misread my comment. I was replying to someone who claimed "The tax benefits are gone". I responded they are NOT gone.
