I'm in need of an affordable CPA and real estate attorney for existing appraisal business and a new real estate investment company. I am also willing to trade my appraisal and valuation expertise for advice. I'm a Certified General Appraiser in Maryland and MAI designation.

Hello BP family. I have multiple investors for a BRRRR deal. How do I make them take first note position on the deal till it's refinanced? Your advice is appreciated.

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $90,000
Cash invested: $90,000

SFH converted to two units 1 bedroom/1bath apt.

What made you interested in investing in this type of deal?

Positive cash flow.

Lessons learned? Challenges?

Dealing with banks in getting financing for a beginner is challenging, so I partnered with others to buy the property.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

No, the property was purchased directly from the owner who was retiring.
