@Chauncey Craig If you are in Meridian, I could give you  a contractor recommendation. He does a lot of work in Meridian and he did a great job on a part of my rental.

I invest out of the state I live in. I looked for a PM and the PM recommended contractors. You could also ask the realtor. Bam, you got an OOS team.

I don't see where anyone mentioned that you can screen a tenant with a section 8 voucher just like you would anyone else. If they don't meet your qualifications, you don't have to rent to them.

Brandon T. just did a webinar and he mentioned a 203k FHA loan.

Is anyone currently using this method on deals? I'm looking to do this on my next deal but I know the numbers have to make sense to me and the seller.

I don’t have any plans myself. One of the group members is doing that.
