Post: Cozy.co Maintenance and Expenses tracking

Has anyone used the Maintenance/Expenses Tracking options on Cozy.co, and had good/bad results?

I've been using Cozy.co for a couple years exclusively for collecting rent. Now I'm looking for a better, more accountable and recordable system for recording maintenance requests, issues, and expenses, and noticed that Cozy had added these options. Of course I'd prefer to use Cozy since my tenants already have an account with them, but I'm looking for reviews on this fairly new option before I jump in.

Sorry to go off on a tangent, but we're in a similar situation, also looking at buying an old house in central PA about an hour west of you, fixing, then refinancing. Mario, what are your estimates for fixing the roof, and replacing the knob and tube?

Edited to say: 

-when determining a fair % for your family loans, also consider that the 4% conventional rate is for W-2 holding homeowners. I've done many BRRRs, and my rates as an investor are between 7-8% for 30yr amortized. 

-I don't think anyone mentioned this, but another reason to do the paperwork to make it an official loan against the property, and not just "cash help", is that its easier to cash-out refinance. In my experience, banks have no problems refinancing and taking over existing loans but they balk at loans from cash you've put in.

Hello BP,

Can someone please refer an inspector to me that can do a thorough inspection in the next couple of days? This would be for a Victorian house built in 1929 with a slate roof that has some leaking. I'm making a no-DD offer, and I'm new to that area so I don't have my contractors to depend on, so I really need to get a great view of what's going on in the house.

Thanks for all the great input and responses! I appreciate the help! 

I just wanted to find out if I could legally evict her based on the condition of the house. The house is bad and it is a liability to have her and her child living there, but there are also other important benefits to me in a quick eviction. ie the cost/time savings in renovating both sides simultaneously, and getting a better tenant for the renovated side if she's not there. However, it sounds like I need to just go the traditional 30 day eviction route.

John, there is no deposit. I would have to pay her. A lot, since she already rejected my offer of one months rent cash for keys. I didn't get a deposit when I purchased the house because the previous owner didn't take one. The word on the street is he took payment in the form of sexual favors. What I want to know is how the judge will rule. Mold/rot is not an issue, I'll be gutting it anyway.

Thomas, I have read them, over and over. Its very general in GA. Its clear on what a landlord must do to keep the dwelling habitable for the tenant, and the tenant can end the lease over specific issues, but there's nothing specific on how the landlord can end the lease to fix things.  I'm trying to figure out how to do this legally.

Max, if it was any of my other tenants, I would. I inherited this tenant with the house but I would not choose to put her in any of my properties. Drugs, prostitution,  parties, fighting, you name it. She does pay rent, but always late. 

Her lease ends 1/1/2018.

I recently purchased a duplex in Atlanta, GA in Fulton County. One side is occupied and I'm currently rehabbing the other side. We are repairing rotting, moldy floor joists, a condition that extends through the floors of the other unit, due to years of leaks and neglected maintenance by the previous owner.

I have explained to my tenant that the unit is not suitable for habitation because of the mold and rot, and that these issues cannot be repaired on her side while it's occupied. She has agreed to find another home but it has been two weeks and it doesn't seem to be a priority for her. I would like to light a fire under her to get her moving. What is the best way to remove her so I can rehab her unit? Is there a clause for immediate eviction due to "unfit for habitation" reasons? What is your experience in dealing with this situation? Everything I've found online have been for tenants to address their landlords; I haven't found anything for landlords to give their tenants.

The lease doesn't not have an early release/termination clause for either landlord or tenant.

I inherited some tenants in a rental that kept 3 dogs and a couple cats first upstairs, and then later locked in the basement. By the time I evicted them, they had lived without utilities for four months, the basement was nasty, and the house smelled so bad that day laborers refused to work in it. The tenants had moved out most of their furniture, so I needed a light trashout and heavy cleaning before I could start turnover rehab.

The majority of cleaning companies charge separate rates for trashout and cleaning. For a 4bed /1bath 1300 sqft house, trashout ranges from $140 to $220 based on how much furniture and large items are left in the house, and cleaning ranges from $160 to 280. Eviction companies will charge hourly for trashout but won't clean.

I ended up using the lowest bid from Q&S Cleaning, a husband and wife team, that quoted me $180 for trashout AND cleaning. The cleaned house was an enormous improvement from what it was before. However, it wasn't a detailed, polished clean, nor did I expect it for that price. I did tip them nicely.
