Hello BP,

I am new to this. I always wanted to have rentals, and since I am buying a bigger home for my family, I thought its a great opportunity to start by renting my current house.

Its a regular starter home 3 bed 2 bath about 1350 sqft normal in the area

I need Tips on how to go about this.

How to  accurately calculate my house rent value? (it should be 1300 to 1500)

How to convert my home into a easy rental?

help with rental contracts and paperwork?

Choosing good tenants?

My house has a pool. (i heard its more hassle to deal with a pool rental).

Hey Jesse, I live in the Stockton Modesto area. From the gov site I did not see any local brokers.  So I might message you for some more info. I did qualify for one of the mid income qualifications for my county according to the site guidelines.  But I have not looked into the area property qualifications.

Hey BP, im staring out in California and like most im looking for some way to start with low to no money down for buy and hold. I heard of the USDA loans and not finding much information on how it works. 

I went to the website but its all government text and I need it explained in normal person way.

welcome Gaurav. I recently joined BP too. I am new to investing and live in Cali so I feel a bit priced out. I live in the Central Valley so its not to bad for CA but I have thought about out of state ivesting.

Thank you guys for the warm welcome.  I've been reading from the forums non stop. It's great information I love it.  I keep finding post of people who have asked the same questions that I've had,  so its awesome. 

I am an aspiring real estate investor. I'm currently a Electrician trying to get my Licence. I'm 30yrs young and ready to start my Investing career.

My goals are to provide quality affordable housing for all Honest and hard working Families out there, and to also be able to provide Financing to those who find it hard to get traditional lending.

I expect to achieve long term wealth through some rentals and merging into financing and lending when i can build sufficient equity. 

I look forward to learning from all of you and building lifelong relationships.
