From what I'm hearing the rates for the traveling nurses have came down, so they're not getting paid as much as they did during COVID.  However, I'm sure there will be demand for traveling professioals still.

How are you finding the clients for 6 month leases?  Do you list on Zillow?

I've used Minoan in the past.  Some of the discounts are good, but just be aware that you will be paying a payment processing fee on top of the discounts.  For example, it may be 20% off (retail only not on price discounts/clearance unless specified) but then 3% CC payment fee or ACH fee.  You will have to follow up with them on shipping as well if there are any delays or issues since they are the middleman placing the order for you.

I think it is a great idea, but it one you shouldn't need if you watch your inventory of stuff. :)

I agree with you on the inventory management.  We have systems in place as well so that there's not any last minute surprises and avoid last minute trips to the property.

Replacing something that broke is  great idea though!

They don't allow for short term rentals.

 As long as it allows you do whichever strategy you are looking at, then run the numbers and see which one is better for monthly cash flow and long term appreciation.

As the owner who is looking to vet people who arbitrage, your goal would be to make sure they can pay their rent and make sure nothing gets damaged that you will have to cover.  That is where I would focus my questions on.  How are you going to make sure they can pay their rent every month?

I would recommend discussing these options with your accountant who understands investing real estate in retirement accounts.  Depending on whether you are planning on taking out a loan to purchase the real estate, there will be implications on that.  

Same thing applies to having a LLC. Do you plan on taking a loan? That will dictate what to do.

I think that's a great deal and I would take it.  Are you paying him any interest?  If not, there's nothing for you to lose.  It would have appreciated already in 5 years in NY.

I think you could proactively spray if you want. Otherwise you can ask owners to share their vet records and provide proof of flea treatments.
