My MTR gets more per month Airbnb than FF (even after fees) and books quicker. The market for MTR is way bigger than traveling nurses. 


 Yes I completely agree.  Most people think it's just traveling nurses and being close to hospitals.

If the previous owner will give you their Airbnb account, you could take over the reviews.  Otherwise Airbnb won't transfer reviews.

I would say not all property management companies are good, but the good property management companies will help you a lot.  They will be able to vet good tenants, take care of maintenance, and any issues that come up.  Since you have a full time job, it's going to be hard if anything requiring attention happens.  I would say what you are paying for in a property manager is their experience.  Sure you could self manage, but do you know how to vet tenants and handle issues?  All these things are learnable but do you want to spend the time & money to learn it or just have the good manager handle it?  A wrong tenant could cost you so much more money than what you would save by self managing.

Hi everyone!  I just want to introduce myself since I'm new to Bigger Pockets!  I started investing in real estate when I moved to Cincinnati, OH in 2019 and started in short term rentals on accident when I had to pay for my mortgage while finishing the lease on an apartment I had at the same time.  

I realized that this was the perfect strategy for me because I love the hospitality side and designing the guest experience while making the numbers work. Before that, I tried wholesaling, which was definitely not for me, and I just could not make the numbers work for long term rentals! I just didn't see how I could make $200/month cash flow while paying the mortgage for 30 years. When I got started with STR, I knew this was the best way to maximize cash flow while allowing the property to appreciate.

In 2022, I was able to leave my corporate job from owning and managing short term rentals in Cincinnati, and I am full time working in real estate!  I would love to help any newbies or anyone starting out along the way.  I see so many people wanting to get into short term rentals now but don't know where to start or have questions, so let me know how I can help you here!
