Go through the podcasts as there is allot of useful information in regards to loan process, foreign income, commercial loans etc.

I'm quite often in Miami Beach (grew up there) and the law is officially that unless zoned for short term rentals all short term are illegal including AirBNB.

College Park & East Point are truly hidden gems. A quick drive down Main Street and one can see the coffee shops and cafes starting to sprout.
