My name is Yishai. I am an engineer from the Silicon Valley in California. I started investing in real estate, single family buy and hold, in the DFW area in 2008. My timing seems to have been very good! I currently own more than 10 properties there including a 12 unit multifamily. I have a broker's license in California.

Looking now to invest in the Oklahoma City area, but I don't have any contact there. Can anybody recommend a good agent+property management company there? Thanks!

Mike H., they are actually Fannie Mae homes; it seems that Fannie gives itself preferential treatment. See http://www.homepath.com/investors.html

David and Marco,

Thank you for the welcome and the good advice.
To your points:
David, you are right regarding the ROI; I had offers at 7%+ for 15 years. These terms effectively almost wiped out the cash on cash return. I used such a loan in the past, and I was very happy after a year when I could afford to close it.
I am thinking of small apartment buildings, but lack good trustworthy contacts in that field. I will try and work on that, and appreciate any help. I don't have a lot of equity built into my existing properties yet (Texas!)
I don't have enough down payment to afford a high quality commercial property, and I am afraid of sinking too much money into a low quality one.
The last loan will close with First Bank of Plano. There are now several lenders for 5-10 properties, and some HUD homes can be financed at up to 20 properties / 30% down at very good rates, but they are now too expensive in the DFW area. I can get some in Las Vegas and in Orlando. Do you have an opinion regarding those markets?

I am now closing on property #14, which also happens to be mortgaged property #10. I invest in the DFW area, but I have no problem investing in other areas if the deals and financing are good. Can anybody recommend a source for loans 11 and on at reasonable terms? Thank you!
