Being aware of the flooding area is great insights thank you! With that being said, do you have recommendations for flood insurance and/or recommendations for vapor barrier and such?

I think East Ridge is one of the best investments right now just because of the Border Region District tax incentives that were put into place for commercial developers. So the area seems to be growing pretty rapidly as far as price per square is concerned. If you can get a good deal there, I would definitely jump on it because I have had a lot of first-time homebuyers getting priced out of the market out there (which has been the mostly predominant market for that area) or get into bidding wars. Red Bank values have been going up because they have latched onto the whole North Shore living/culture of being in close proximity to the river, so this is a highly desirable area and should be easy to get a renter into quickly. Hixson has its own little pockets, but there are some decent schools there and it is a healthy rental market for young families. Hope this helps!

Hello Heidi, thank you so much for your insights! Super helpful. I have been looking at both SFH and Duplex. Is there a rental market difference in these two types of properties? I have seen a couple good duplex in Hixson but no tour is allowed till under contract... Is this a normal situation? Also - do you have good PM recommendations?

What size are your properties?  We use SDMC for our apartments. Pretty sure they do all sizes.  We pay $30 per unit per month plus payroll for 100+ units... not sure what that translates to for smaller properties as a percentage...  They’re in West Columbia.

Hi everyone, I am trying to get a quote for PM cost in Columbia, SC. I have only called 1 Property Management company. They charge 10% monthly rent + annual fee + 50% first month rent (marketing fee) + lease renewal fee... Not sure if this is standard...

If anyone knows / used any PM, please let me know!

Do you mind recommending a lender in Chatt area?

Hello everyone, I have been seriously looking at properties in Chatt and target at properties with good cash flow for rental. I have passed on a few properties in 37412 (southern part of East Ridge) and 37411 (Sunshine I believe it's called? It's a bit north of Brainerd) because the schools are ranked below 5 (especially high school).

I wanted to get everyone's thoughts on how important schools are when evaluating if a deal is good or not. I don't care much about the appreciation of the property, but more concerned about the rental demand will be way less if the neighborhood doesn't have good schools.

Any insight will be appreciated!
