My accountant retired a few months ago so I need a new accountant in the Sacramento/Elk Grove area. Looking for someone familiar with real estates and rental business (preferably someone who owns rentals themselves) to maximize savings and deductions.  Also important that they're taking new clients. Any suggestions will be appreciated!

Hello~ My parents are selling the house they've lived in for 20+ years.  We're thinking of taking it over and renting it.  Need advice on the best way to transfer the home from their name to our business/corporation name that's beneficial to both parties.  Believe they won't need to pay capital gain because it's their primary home.  If they were to "gift" it to us, does that mean we have to pay the capital gain (calculated from when they first bough the home 20 year ago?) if we decide to sell it down the road? Is it better to treat it as a standard buy/sell transaction so they won't have to pay tax on the capital gain and we can start the "gain" based on the sell price?  We also want to choose the option that's most cost effective (lawyer fees/trasfer fees/realtor fees, etc.) Any advice will help tremendously.  They're located in Cook County, Illinois.  Let me know if additional information is needed.  Thanks in advance!!

Hello~  I'm looking for my next investment property in the Sarasota/Cape Coral area.  Although I already have a couple investment properties in other states, it'll be my first in Florida.  I'm testing the water with something small, maybe around 100-150k.  I'm not familiar with the area at all so I'd like to work with an agent who is familiar with the area and rental market.  I'm looking for someone who is proactive, responsive, and knowledgeable (not someone who's just going to set up an auto search).    I am out of state so I need an agent who can work with me over the phone/email.  Please let me know if you have any recommendations or suggestions.  Thank you!!

Hello Derek~ I'm not sure about exact cash flow.  We're looking for a four plex around 350k, renting out around $800/unit.  Average/above average neighborhood.  Saw some online around arden area and towards citrus heights but we're flexible.  We live in Elk Grove and I'll be managing it myself.  We are preapproved for a conventional loan.
