Thanks everyone for the input. Looks like Austin's price has gone up too much. Anyone considering investing in Dallas Fort Worth area? The job market there seems booming as well. I did a little search and the housing price there is lower than Austin. However, again I have zero knowledge about DFW. I just read some news about Amazon's 2017 hiring places. DFW and Austin are both on the list. 

Would anyone say DFW is a better choice for a price range < $200K?

Thanks everyone for the reply. I am not looking for flip or rehab since managing such projects long distance is hard. I still believe Austin has some potential of appreciation considering the job market growth. Is that not the case? Some local agents suggested that south Austin or east Austin 78724, 78754 still are good buy for buy and hold. Is that true? Thanks

Thanks @David Adams for sharing. I wonder why Santa Clara has such a high rent for 2B+. While Sunnyvale, MTV and Palo Alto are all around 5K, Santa Clara is marked as $7K+.

Hi, I live in CA and is considering investing in Austin. My strategy is to buy and hold and I am focusing on properties under 200K that could give a decent 1% return. However since the housing market has gone up quite a bit. I could not find any properties that fit into my price range. I wonder is it still possible to find such investments in Austin these days. Is this area considered easy to rent? Why is it considered one of the best area to buy and hold?

Thanks AJ. The property was sold around 220K so 170k is the short sale price now. From the reply, looks like it is not under market value

Thanks Curt. Do you think 170K for a 4 bed 2 bath is at the high end for this area? This one is a short sale and has been on market for sometime. My agent told me it is under market value. The rent is estimated to be 1.6K per month close to 1%. Does this area has potential for appreciation? Thanks

First time investor in Memphis. I live out of state so I have very little knowledge about Memphis area. One opportunity came up, which is a SFR around Cordova, TN 38018 area. It is asking for 170K for a 4br/ 2 bath. The condition is good. I want to buy and hold. So I would like to invest in an area that is easy to rent.

I looked around the forum and looks like midtown is the best place for rental investment. There is not much about Cordova area. Could anyone provide some info about the rental market on Cordova, TN 38018. Also is 170K for a 4br/2bath a good buy?
