Should you go and get a GC license if you want to invest RE ? Should you go and get your mortgage broker license if you want to invest in RE? My answer is- knowledge is power. Point blank period The license is just another tool to have in your arsenal as an investor . Between me and you? Why not. It's just 200-300 in total and the course is very short. don't make a fuss about it๐Ÿ˜‰

Don't know if it's the right forum but I'm gonna post it here, if I'm not in the right place by all means move it to the right place So I listed my property after flipping it using hard money . Day 2 of listing a guy willing to pay asking price with sellers financing( actually with a rent-to-owe process but I figured I can offer sellers financing). Property in A location( south Tampa ) with a very nice remodel( put in 45, people think I put 80;)) . So I figured hey why not financing the seller and selling the note over . Only issue is that I've never done it before . -will my idea work giving the fact I use hard money? Does my lender needs to know about it ? - what makes a note an attractive one ? - what ways can I qualify the buyer as a borrower ? -what are the "standard" terms for seller financing ? -what else do I need to know? Need advice fellas !

Loved reading your post! Congrats for your closing. In my opinion , if you stay in on market only you put yourself in the mercies of that market trends and cycles meaning you will go up and down with the market. By diversifying you somewhat spreading your risk. If your local market is declining and your "neighbor market" is inclining ? What if the recession hits and mexico's economy is inclining ? As you said, there's many things to take in count and eventually it all come down to the people you have(I'm a huge believer !) but on the other hand there's a lot of sense in going into more than one market Again, congratulations man!

i know that the city will fine me.

my question is  - if the contract with the GC dictates he takes care of the permits doesnt it imply that if he didnt its hes responsibility? 

if the demolition and hauling is written in his contract doesnt it his responsibility? 

is there a lawyer in the house ?

I got 2 violations from the city - debris on a front lawn and work without a permit.

My contract with my GC clearly state that he is in charge of permit pulling. the responsibility for the fines are mine or his?

I really feel like its his, but what the laws says?

I'd put one. If you don't put one you're targeting only 50% of the potential tenants( according to 50/50 with/without a fridge). If I found a place I like I wouldn't pass it just because it has a fridge and I also owe a fridge. On a personal note- who the hell carry a fridge when they renting?! Lol when I move I try to sale all my furnitures. Always buying good deals in second hand and usually make money of of it when I sale ;)
