The numbers don’t really make sense to me but that’s non of my business. 

Sign a contract with the seller , give yourself an inspection period. But if the buyer really wants to cut you off he will wait for your contract to expire and mKe one with the seller himself.

I will assume the seller lives in the property .

Your goal here is that the buyer and seller won’t meet each other .

I would schedule a time that will be good for me, for the seller and for the contractor but not for the buyer. Tell the buyer you’ll walk with the contractor , he doesn’t need to spend he’s precious time to walk half broken houses with contractors 😉

@Brian Pulaski  - Its not the churchs doing, its an individual and a few others but technically its not the church's doing. for your previous question - yes i am planning to buy them myself as much as i can, and if success in marketing will bring me more deals than i can take i will assign them- thats not my first line of business though.

@John Thedford hahaha i try to keep them busy in the bay area myself, if the marketing will go well they will have to make a bussiness of it:P

@Tom Gimer Im glad someone asked! im intentionally dont attach any business card. Im mailing to absentee owners , most absentee owners would LOVE to have someone taking care of their lawn for free. im counting on people to call/text me asking for the guy's details even if they're not looking to sale. once i get them communicating ,even if they're not looking to sale(which the picture will be way clearer over the phone), ill get the chance to connect with them.

from my experience - it can be a *****.

i found 2 properties this month that the owner passed away , the family was dying to sale but because they didnt go through probate and theres disagreements between themselves i couldnt get it! twice!

i was all over probate in the last couple of months. 

look the house over the county records , if its under "estate of XXX XXX" it didnt go through probate or its processing. take the name and run a search in the probate court records and youll know if its in probate or not. you'll also see there who is the executor(the guy who appointed to execute the will and has the power to sale the property) and who are the beneficiaries(the people who gonna get the goods, usually the executor is one of them). 

A tip - search for the obituaries. usually you get the names and locations of all the family members.. sometimes it helps to understand the entire pictures

My question is - those websites are getting this info somehow and just arrange it nice and tidy for us to purchase , how can i cut that middleman and get the lists myself? 
Im sure they dont do half of the screening and sorting an individual would have done for his own campaign. Yeah Yeah its time consuming but I know i at least will send my letters "with a full heart" knowing me or my guys did the screening.

A thought - if i would cross the sale date with the mortgage amount and the assessed value will it give me an indication for the equity?

i just started out with whole sale, lunched my first DM campaign today and i have a few questions;

1.If i can afford it, how much should i budget for DM? how many letter should i send out in order to do a few deals a month? 

2. does the cliche "quality over quantity" apply in dm marketing?

3. What do i dont know and should ask?

4. MOST IMPORTANT- how can i know what part of town people has high equity in their properties?
