Welcome to BP! I'm here in Tucson as well, and it's great to see more and more members joining from Tucson.
I am an owner of Habitation Realty, and we happen to have a property management division (300+ units under management), so I can give you a few tips on the questions that you asked.
-In regards to what to make the property most appealing to renters, I'd say that renters for the most part are pretty simple in terms of amenities. Unless your home is in the foothills and is a high end rental, then I'd say the main things would be ease of maintenance, and durability. Non-carpet flooring is a good choice (although l wouldn't recommend laminate). If you do have carpet, make sure to have it professionally cleaned once you move out. I'd also say that having air conditioning is a huge plus, as we've noticed renters here have started to expect central air instead of evap coolers on single family rentals. Having low maintenance landscaping is also important, as most tenants would rather not have to worry about watering and trimming a bunch of different plants and shrubs constantly.
-Property management company selection. Well as I said, my company manages around 300 units around Tucson, so I'd be happy to discuss with you further our services and what we do. Essentially, we created our property management division because so many of our clients were unable to find quality property managers in town, and we started managing them on the side, and eventually grew it into a full scale operation. We run a 98% occupancy at any time, guarantee all tenants we place by paying for their evictions (we evict less than 1% of our tenants annually), but most importantly, we understand that our clients' properties are highly valuable investments, and treat them as such. I could go on and on, such as having annual property inspections with photos and reports, electronic payouts, electronic accounting statements, etc. We've never had an owner leave us to go to another company, and as we've grown, we've acquired a lot of clients that have paid cancellation fees to their existing management companies to switch to us.
One of the coolest benefits that we've found with having this property management division is that it's allowed us to really serve our investors well because we can help them find and evaluate investment purchases and sales because of our intimate and constant knowledge of the rental market.
