Hi All - I finally closed on a property in columbia. Finding a contractor has been a struggle so I have decided to break the jobs in bits and have handy men complete the different tasks. My Inspection did not indicate a roof issue but insurance went for their inspection and said we need a roof fix. Would you guys have any recommendation for a reputable company I can call in Columbia to go assess extent of repairs needed for the roof?

@Jordan Beckett -  We somewhat did. We capped out rehab cost as a contingency on the offer...and from the 2 contractors that went out, the rehab cost did not exceed our set amount. The bath tub has a crack and the floor is soft. So no easy fix there.  It's a triplex with this particular unit empty. The  other two are renting for 460 1b 1 ba and 2b 1bath for 550. So with a rehab , we will price this at 500 and see how it goes. It's a 1br 1 bath.

I am looking to buy window units hot and cold air functions for a property under Rehab - has anybody bought this lately and would you recommend any brand based? The units are renting around $500 a month. Thanks any input is welcomed.

Hi all, I am so new to this and wrapping up on closing on my first purchase. It’s been an exciting and scary journey but I believe progress is been made. I want to put things in place to have contractors start work as soon as we close. This units rents in the region of $500. The whole bathroom has to be redone. Contractors comments are as follows: Gut bathroom: New tub, tub surround, new vanity, replace dry walls where needed,install new vinyl floor, light fixture and mirror - for $4,100 ( both labor and material). My question to you sage investors is how would you review this and what kind of material will you recommend to purchase for this part of the remodel?

I am in the process of closing on a triplex that will rent anywhere between $465-$525. One of the bathrooms needs to be totally gutted- for that price range, what type of materials would you recommend?

I am a newbie here but got a very good quote. I am not sure I am supposed to promote any company on the forum but if you PM me I can tell you the same company I used it might work out for you as well. My offer got accepted at 81k and my current insurance quote came up to $82bucks monthly versus $161 that I got from a previous company.
Should I pay contractors to go assess the property in order to provide a bid on the work they will be doing? I am getting a mix - some are asking for a fee and others are not? Any thoughts on how to select without having to solely go for “cheaper”?
