What about the part about doing a cash-out refi in a 203k after a year? Is that all good and gravy?
Or are there any considerations I would need to take into account when refinancing with a 203K as opposed to using Hard Money/Private Money?

@Timothy Lewis Thanks for the reply. What Fannie Mae/ Freddie Mac acquisition + rehab products are out there other than the 203k that don’t require a full 20%

Can someone tell me if this strategy is possible?
1. Buy a distressed 4-Plex, rehab it, and house-hack it using a 203K 3.5% FHA loan
2. Get a Cash-Out Refinance on the appraised value after 1 year of living in the property
3. Move out and then repeat

@Trevor Ewen Thanks a bunch for the response. Glad to see another programmer on here. Off topic, but I noticed in your bio that you’re an investor in a bunch of different states. Did you live in all of those cities before or are you a long distance real estate investor?

Hey Everyone!
I currently live in coastal California and I’m working in the software industry. I’m working on becoming a software developer and once that happens, I’ll probably have the capital to invest in RE and also the flexibility to live wherever I’d like.
I just finished the BP book on House Hacking and I realized that it would be really hard to achieve in CA. At some point in my career I think it would be a wise decision to relocate to a new city that is an emerging tech hub and has good opportunity for some small multifamily house-hacks (duplex, triplex, fourplex).
The problem is that I’m not sure which cities have a good availability of tech jobs and are somewhat affordable in comparison to CA.
I’m mainly interested in cities around Austin and Denver (so any suggestions of up and coming neighborhoods would be awesome). However if there are other cities/neighborhoods in the country that you would suggest I would love to hear about them.

What factors do you look at when trying to predict whether or not a neighborhood is going to appreciate in the near future?
Is it a complete guessing game? Or are there specific things you can look at to make your predictions closer to the truth?
