@Vinay H. Hey I notice that property taxes is showing @44% .... is it correct? Or have you accidentally put annual number as monthly? This may be the issue. Not specific to Memphis market as I don’t know anything there but The rent and acquisition price seems normal so not sure what else can cause the numbers to swing upside down.

Thank you for your insights. This helped to clear a lot of misunderstandings I had. For now I may be better of just trying to manage things myself and hope that nothing breaks in near term or atleast until I can find some reliable handy guy.

The broker I a working with to buy a property also has a PM company. They are asking for 1 month rent to market and find the tenant plus 9-10% fees to manage it.

It seems too much but I am new to this and would like to know the views from pros on this forum.

I do not expect more than $1100 mo on an $120k investment so this is a big query from cash flow standpoint and all help is appreciated.

I am new to BP and also in NJ. I wish I had started in an MF where we could live in one and rent out others. Personally its only possible to do so when family is small. I have grown up kids who want their space (and blah blah). In NJ all my math goes out for a toss due to high property taxes. I am learning a lot of BP and so you will if you spend a lot of time reading and listening to podcasts. Good luck!
