One closed 08/28/18 @ 660k. 1584 sf. 3/2 Only .13 miles away.

Second closed 06/19/18 @628k 1389 sf. 3/2 Only  .79 miles away.

Third closed 08/24/18 @ 764k 1823 sf. 3/2 Only .95 miles away.

The comps that were use in the appraisal, adjusted or not. Were not renovated properties, all of them. I could give you all the evidence you need to go back to the company you choose for the apprasial. But when dealing with your closing agent. He advised me that your company would not do just that. So your saying one thing on this forum and your people are doing another thing in real reality. I would definitely appreciate a revisit of those numbers.

And that is a very big part to getting the character traits your looking for, in one. If you ever want to have a conversation, message me. I’d love to talk about strategies and direction.

Not sure how legit they were but you should always be able to pay the appraiser directly and if the comps per sqft are off you should also be able to dispute the appraisal as long as you have some strong information to back your claim then the number should get adjusted (Rare but it happens)

That’s exactly what I thought. It’s what should’ve taken place. I needed to hear this other aspect though. Really helpful.

Is that a national thing? Because I know in FL we have that. But they are not based in FL.

If you don't mind me asking, how much did they charge?

700$
