Unfortunately, I had to cancel the room booking, since there's no way for me to create a meet-up here without committing a pro account as a newbie.

Those with a pro account, if you are willing to help with the event posting, we can still do this.

@Chris Mason Do you mind posting the meet-up info, since you have a pro account?

I am willing to contribute some amount of my time to organize a small meet-up. But I am just starting to buy my first rental property and don't see it justified to get a pro account myself.

Post: How much do you pay for property manager?

I heard about property manager (not specific to Sacramento) charging 8% or 10% of monthly rent, plus 1 month of rent for finding tenant (if need to). Last week, a Sac realtor told me it's like 6% of monthly rent, or sometimes a $100/month flat fee; finding tenant is 0.5 month of rent.

What do you pay for PM? Are you happy with the level of service provided? Is it easy to find a satisfactory PM in Sac?

I booked a room at Milpitas Library. Then I found BP requires an upgraded account to post an event. I am just starting out, willing to contribute limited amount of time to organize a small meet-up (no more than 12 people for the room). But committing to pay for the BP account every month is more than what I would like to do for now.

Can someone with pro/plus account help post the event? Those interested in a small meet-up can inbox me as well.

@Mindy Jensen Yes. This post is about seeing who's interested. The formal meet-up info will be posted to the "events" section.

I use Costco. They have different appliances on sale each month. I bought a pair of Samsung front load washer/ gas dryer for $1350 + tax (electric dryer pair would be $1250), with white-glove service.

It's possible to find better deal (for similar quality stuff) from elsewhere but one would have to be lucky to find one.

Hey Bay Area RE investors!

I am thinking of organizing a small meet-up in Milpitas (or somewhere in South Bay), such that we can discuss about RE investment in Sacramento. I expect it to be not fancy at all. Just a few people discussing RE investment.

I have never organized a meet-up before. And I anticipate no more than 10 people in this meet-up, such that a group study room in public library (like Milpitas Library) would be enough space.

Please let me know how you think!

Proposed location: Milpitas Library. Group Study Room. (Please comment if you have a better location)

Proposed time: A weekend in May during library hours. Please comment what time would work for you.

@Bei He, @Steven To: I am glad to hear about the interest for a meet-up!

I went to Sac over weekend, to talk to a Realtor and look around.

I have never organized a meet-up before. Assuming it's gonna be a small meet-up with < 10 people (I could be wrong tho), I guess a library study/reading room could be enough (need to book in advance). I live in Milpitas so Milpitas Library would be my first choice. But let me know how you think!

@Bei He I am starting to look at Sac. for investment property recently.

I purchased my primary residence in bay area last year and did a house hack. Expect to have saved up a bit of downpayment for Sac.

It would be nice to organize a few Bay Area BPers doing Sac investment to do an offline meetup.
